Life Altering Decision

Your home is the starting point of your life. It can’t be stated how important it really is. It’s where people feel the safest and the most comfortable and where you rest or spend time with your family. It’s where you toil to make the most of what you have and it’s where most people put the bulk of their money. In a word, it’s home. I think you know what I mean.

When the time comes to sell your home and move, it’s a major, life altering decision for you and for your entire family. Depending on where you are going, almost everything in life can change. Making this decision is not something that people take lightly, nor should they. Buy and selling a home is by the far the most important decision most people will make in their lifetimes.

Once you are set and make the decision to sell your home, it’s important to make sure you are doing your best to get the most money you can. Not every realtor is the same. Selling your home is important for living your life and it’s important for your bank account as well. You have to cover all of your bases and check off all the boxes.

Getting Your House Ready to Show

The vast majority of prospective buyers can’t see the possibilities of what a house can become, but rather just see what it currently is. As a result, you have to get your house in tip-top shape. Not only does it have to look and show it’s best, it also has to look and show well for as many people as possible that will hopefully walk through the door to see it.

You should make repair where needed. Of course the big stuff like broken appliances or plumbing issues should be taken care of first if possible. Then, move on the little improvements like making sure all the lightbulbs are working and there are not major marks or stains anywhere. Clean up and tidy the entire house, including the closets. Do not just move things into corners or shove things into the closets. It will be a bad look and a huge turn-off to many people.

Not only remove clutter but also remove much, if not all, personal items. For some reason, personal items can make some people not feel comfortable or think that they can make the house their own.

When you think you are done, walk around your house like you would a house you are looking to buy. Scrutinize everything and make improvements until you think it is showing up to it’s fullest potential.

Home Bay determine your price

Set Your Asking Price

Now that your house is looking good and ready to sell, you have to make a very important decision…what are you going to ask for your house? There are so many factors that go into setting this price, and it’s all-important.

One of the keys would be researching your local housing market. What are similar houses in your neighborhood selling for? This is important. Compare similar styles, number of bedrooms and bathrooms, and lot sizes. How is yours better or worse? And be sure to look up sales prices, not asking prices. They can be very different.

After gathering all of this information, be as objective as possible in determining what you want to ask. Sure, there are other factors like how much of mortgage you have left or how much your next house may cost, but really pricing for the house and the neighborhood in it’s current market is still going to be the main driver of the final selling price.

Home Bay even offers a free home estimate report.

Clear & Easy, Low Fee

There are a number of ways to try to sell your house. You can hire an agent, you can list it in the local newspaper, or you can try your hand with social media. While all of these are popular, one of the best ways to sell your house is to list it on HomeBay.com.

Home Bay vs. Agent fee comparison

Home Bay is everything you are looking for and more. There’s a low, flat fee. They try to make everything as simple as possible for you, so they bundle all of essential selling services into one fee. You home with be represented by honest, experienced agents. You will enjoy full transparency and control during the entire process. I love how you can save so much money taking advantage of Home Bay. For example, you can save approximately $8,500 on the sale of a $400,000 home instead of paying the standard realtor 3% selling agent commission (which would be $12k). That’s real money that you could use on your next house or so much more.

Get Results

Ok, so what do you think? Home Bay seems like the way to go, right? It’s simple, effective, and will likely save you a ton of cash. Plus their agents get the job done. Just look at this snapshot of recent sales activity with Home Bay!!

Home Bay recent sales data 5-2019

This is really where Home Bay shines. They’ve sold over 1300 homes and there are no short cuts to experience in pricing homes. All agents look at the same comps… don’t let anyone tell you they have some insider info! But as with many other financial decisions, customers are better served working with someone with depth of experience. Like Home Bay.

Great tips! That advice of removing personal items was really helpful. I did not know it had a sort of negative impact on prospective buyers. I will keep these in mind if and when we decide to sell our house and move out to the suburbs.

It’s really difficult to sell a house especially if you’re moving away. The best way to do it is to have proper maintenance. Also, it should be clean too!

These are great tips! Removing personal items was really helpful, and something I did not know that it had a negative impact on prospective buyers. After thinking about it, I can see why. The buyer may not feel like you’re serious about selling
